Life in Hillsmere.

Find your next home

Start with the setting

The Hillsmere Shores association places the neighborhood between Duvall Creek and Quiet Waters Park. Its waterfront facilities include a marina with access to the South River, a beach and pavilions; the community also has a pool. Use those landmarks to orient your visit, not as a promise that every home has a water view or that every facility is available on the same terms.

Keep the neighborhood name and the address together

Our older Hillsmere home-search page includes listings labeled Hillsmere Estates and Hillsmere Shores. That is a useful warning about search labels, not proof that the labels have identical boundaries. Keep the exact address on your shortlist and ask which association and recorded documents apply. The new IDX mapping needs review before this page can present an inclusive neighborhood-only search.

Separate the beach, marina and pool questions

The association publishes separate membership, piers-and-harbors, and pool information. Start your research there and confirm current arrangements with the people responsible for each facility. If you need a boat slip, ask about availability for your boat. If the pool is important, ask about its current membership process. Do not budget or plan around an older listing’s description of access.

Picture an ordinary outdoor day

On a visit, compare the route from each home to the places you would use. Notice where equipment would be stored, how outdoor space connects with the house, and whether the layout fits your routine. A home near a park and a property with its own waterfront frontage are different choices. Ask property-specific questions about boundaries and access rather than treating proximity as an ownership right.

Quiet Waters Park gives a Hillsmere home search a useful starting point

Put Quiet Waters Park on your map before arranging a full day of Hillsmere showings. The county park sits between the South River and Harness Creek, with paved woodland trails, playgrounds and picnic areas. Its address is 600 Quiet Waters Park Road. Choose the activity you would return for, then compare the trip from each home to the appropriate entrance or parking area. A park visit can help you picture an ordinary afternoon here; it does not establish a private gate, shortcut or direct connection from a particular property.

Try the library-and-errands stop on Hillsmere Drive

The Eastport-Annapolis Neck Library is at 269 Hillsmere Drive, next to Bay Ridge Shopping Center and across from Quiet Waters Park. The library identifies both a Hillsmere Drive entrance and a footpath from the shopping center. That makes it a useful destination to include when exploring this part of Annapolis. Plan an actual book return or printing stop, and notice how you would combine it with your usual errands. If walking matters to your search, inspect the complete route from the home, including crossings, rather than judging it from a map pin.

Picture a beach afternoon separately from a boating day

Hillsmere Shores' association beach page describes picnic pavilions, play areas, grassy space and a sandy waterfront. Those details suggest several different ways to use the setting, from a picnic to time beside the water. Ask the association how resident access and guest visits work before bringing visitors. The beach is a community facility with its own rules; a house described as being in Hillsmere should still be checked against the address-specific arrangements. When touring homes, think through where you would keep beach gear and how you would carry it from the door.

Start the marina conversation with your actual boat

Hillsmere maintains a separate slip-assignment process and waiting lists. If keeping a boat nearby is central to your move, contact the marina with the boat's dimensions and the type of berth you need. Ask about the current application process and availability before treating a slip as part of your purchase plan. A listing photo of the marina cannot answer those questions. Keep launch access, trailer storage and a berth on separate lines of your comparison sheet so an answer about one does not become an assumption about the others.

Build a Hillsmere comparison around the activities you would repeat

For a useful Annapolis shortlist, compare Hillsmere with the Eastport, Annapolis Roads and Bay Ridge guides using the same ordinary tasks. Choose a park outing, an errand and any boating plans, then write down the route and access questions for each actual home. Compare the front entrance, storage and outdoor space as carefully as the neighborhood setting. This exercise helps separate a place you enjoy visiting from a home that supports your routine. Caprika can help you bring those priorities to a focused set of showings.

A few things to know

Hillsmere: before you choose a home.

Have another question?
01Why does the guide use Hillsmere and Hillsmere Shores?

Hillsmere is the exact legacy page path and search-page title. The neighborhood association uses Hillsmere Shores. Legacy listing labels also include Hillsmere Estates; verify the exact property and MLS mapping instead of assuming the names establish the same boundary.

02Does every Hillsmere home have water access?

Do not infer access rights from a listing’s neighborhood label. Ask for the documents and current arrangements that apply to the address and the facility you want to use. Waterfront frontage, a community beach and a marina slip are different features.

03Are these listings only in this neighborhood?

No. These results use the broader Annapolis MLS city filter. Neighborhood aliases and feed coverage still need verification. Ask our team to help confirm the location of a home; the results shown here are not a complete neighborhood inventory.

04Which library is on Hillsmere Drive?

The Eastport-Annapolis Neck Library is at 269 Hillsmere Drive. Its branch page describes access from Hillsmere Drive and a footpath from Bay Ridge Shopping Center. Check current services before planning your visit.

05Is Quiet Waters Park the same place as the Hillsmere community beach?

No. Quiet Waters is a county park; the Hillsmere Shores beach is a separate association facility. Use the county's visitor information for the park and confirm resident and guest arrangements with the association for the beach.

06Should I arrange a Hillsmere marina slip before choosing a home?

If a slip is essential to your move, investigate the current application and waiting-list process early. Ask about your actual boat and the berth you need. Home availability and marina availability are separate questions.
