What Harness Creek is

Harness Creek is a quiet tributary of the South River on the Annapolis Neck peninsula, and the name is shorthand for the cluster of neighborhoods along its banks and around Quiet Waters Park, the 340-acre county park that owns most of the creek's northern shoreline. It is not a single subdivision. Listings here carry names like Harness Creek View, Harness Creek Village, and Wimbledon Farm, and they range from attached townhomes on the wooded slopes above the water to a small number of large waterfront estates with private piers at the head of the creek.

What ties the area together is the setting. The creek is protected, slow, and mostly undeveloped on the park side, so views are of trees and water rather than other houses. Quiet Waters Park adds miles of paved trails, a dog park and dog beach, a summer concert series, an outdoor ice rink in winter, and a kayak and paddleboard launch on the creek itself.

Homes and price range

The spread here is one of the widest in Annapolis. Townhome sections built in the 1980s and 1990s, some with creek views, have recently listed in the $400,000s to $600,000s. Detached homes on the interior streets and in adjacent neighborhoods such as Hunt Meadow run from roughly $500,000 to the high $700,000s, and the new-construction homes at Parkside Preserve on the park's edge have listed from the high $600,000s to over $1 million. At the top, the true waterfront estates on Harness Creek Road are among the most expensive properties in the city, with asking prices in the many millions when they appear.

Daily life and location

Forest Drive and Bay Ridge Road carry everything from here: the Hillsmere and Annapolis Harbour Center shopping areas are a few minutes away, Eastport's restaurants and the Annapolis Maritime Museum are about ten minutes, and downtown and City Dock are just beyond that. Bay Ridge Road also leads to the Hillsmere and Bay Ridge community beaches for residents of those neighborhoods. The trade-off for this part of Annapolis is Forest Drive itself, which is the only road in and out of the peninsula and backs up at rush hour.

Who it suits

Buyers who want park and water in their daily routine (runners, paddlers, dog owners) at a range of price points, from a first townhome to a forever house. It suits Annapolis professionals who want to be close to Eastport and downtown without the historic-district parking problem, and families who value the trail access more than a community pool. If you want a private community beach or pier as part of an HOA, look at Hillsmere Shores or Annapolis Roads next door; Harness Creek's water access runs through the public park instead.
