Life in Annapolis.

Find your next home

Choose the part of Annapolis before the house

Start an Annapolis home search with the places you want in your everyday life. Downtown, Eastport, West Annapolis and the communities around the wider Annapolis area give you different starting points. Compare the route from each front door to your own destinations, the outdoor space you would use, and the access actually attached to the property. This guide brings those questions together so you can make a shortlist with more context than a city name and a price filter.

Jump to a topic

Downtown or Eastport: compare both sides of Spa Creek

Use the downtown guide to begin exploring the historic core, then read Eastport as a neighborhood with its own streets and waterfront destinations. The Annapolis Maritime Museum is at 723 Second Street in Eastport, at the Back Creek end of the street. Make a visit about the details around a prospective home: where you would park, the walk you would take regularly, the entrance and stairs, and the usable space inside. Compare those observations from actual addresses rather than giving an entire neighborhood a walkability promise.

West Annapolis or Admiral Heights: get specific about Weems Creek

For West Annapolis, start around the Annapolis Street commercial area. The City’s Master Plan describes a six-block commercial study area; it is useful background for understanding local planning, not an MLS neighborhood boundary. Admiral Heights has a separate guide to its waterfront places and boat-club arrangements. If water access is a priority, identify the facility you expect to use and who controls it. A creek nearby, a public launch and a right attached to a house answer different questions.

Hillsmere, Annapolis Roads and Bay Ridge: compare outdoor routines

Read these three guides together if your search includes a yard, community facilities and time outdoors. Annapolis Roads’ association describes its Lake Ogleton and Chesapeake Bay setting, overlook and beach. Bay Ridge has separate civic-association and pool-membership information. Hillsmere has its own association resources. Keep a separate list for each property: which facilities are available to it, how you reach them, any application process, and the space you would maintain yourself. The neighborhood names do not describe a standard package of amenities or fees.

Make Quiet Waters Park a separate stop

Quiet Waters Park sits between the South River and Harness Creek. The County’s park guide lists paved trails, art at the visitor center, dog areas and a South River overlook. Its address is 600 Quiet Waters Park Road. A visit is a useful way to explore a public destination while researching Annapolis-area homes; use the County page for current entry arrangements and facility notices. Being near this park is different from owning waterfront property or having access to a neighborhood beach.

Two maritime destinations, two addresses

The Maritime Museum’s Park Campus is at 7300 Edgewood Road, across Back Creek from its Museum Campus on Second Street. The park operator describes trails and a public paddle-craft launch. Check the visitor page and choose the right address before leaving. Pairing a public stop with a property tour can make the area easier to understand, but do not enter private community beaches, piers or club facilities without permission.

Build an ordinary weekday into your visit

Add a destination you would use beyond a weekend outing. The Michael E. Busch Annapolis Library is at 1410 West Street; its branch page provides current visitor information. Use your own workplace, groceries, appointments and other regular stops to compare the homes on your list. Travel at a time that resembles your routine when possible. This is more useful than relying on a single promised drive time to Washington, Baltimore, Fort Meade or an airport.

Check the address before assuming the jurisdiction

A home search using Annapolis as the MLS city label is not a verified map of municipal boundaries. Keep the property’s county, municipal jurisdiction and exact address with your notes. The City’s GIS resources can help start that research. If school assignment is part of your decision, check the current address-specific assignment directly with the school system. Ask the responsible agency to resolve an unclear boundary rather than inferring it from a ZIP code, neighborhood name or listing headline.

Turn a local visit into a useful shortlist

Choose a few homes and write down the same observations at each: layout, parking, outdoor space, daily routes and unresolved access questions. Use the neighborhood guides below to add questions specific to each place. Save listings that fit your priorities, then bring the addresses and your notes to Caprika. We can help organize the next showing or conversation around the home and the part of Annapolis you actually mean.

A few things to know

Questions about living in Annapolis.

Have another question?
01How should I choose an Annapolis neighborhood?

Start with the places you use regularly and the features you need at home. Compare downtown, Eastport, West Annapolis and the other linked neighborhood guides, then test your priorities at specific addresses.

02What is the difference between waterfront and water access?

Private waterfront frontage, a water view, public park access and use of a community facility are different features. Ask what the individual property includes and which documents and current arrangements support the description.

03Is every Annapolis listing inside the City of Annapolis?

Do not infer municipal boundaries from the MLS city label. Confirm the exact address and jurisdiction using the responsible local agency’s resources.

04Where can I explore public outdoor places around Annapolis?

Start with the County’s Quiet Waters Park page and the Maritime Museum and Park visitor page. Check the operator’s current conditions and use the correct address; the museum and park have separate campuses.

05Can I compare Annapolis homes by price?

Yes. The price searches on this page keep Annapolis as the city filter. Review each listing’s location and details, then refine the search for your home preferences.

06Can this guide tell me which homes have pool or boating privileges?

It can point you to local association resources. Eligibility, membership, fees, storage and slip arrangements still need to be confirmed for the specific property and facility.
