What Heritage Harbour is

Heritage Harbour is a large, established 55+ community on the west side of Annapolis, tucked between Riva Road and the South River with an Annapolis mailing address and a Crownsville-adjacent feel. It was built out in phases beginning in the late 1970s and 1980s, which shows in the best possible way: the trees are tall, the lots are wooded, and the streets curve rather than grid. Well over a thousand homes share a central lodge, and the community runs its own calendar of clubs, classes, and events that most residents describe as the real reason they stay.

More about the neighborhood

Street names lean nautical (Shipmaster, Mastline, Rudder), a nod to the community's pier and boat slips on the South River. That water access is unusual for an active-adult community anywhere, and it is the feature that separates Heritage Harbour from the newer 55+ developments farther out in the county.

Homes and price range

Heritage Harbour offers three distinct housing types, and prices track them closely. Garden-style condominiums, mostly one and two bedrooms, have recently listed in the high $200,000s. Attached villas and small single-family homes, typically two to four bedrooms with a garage and a patio or screened porch, have listed from the mid $500,000s to the low $700,000s. A few larger detached homes on premium wooded or water-view lots trade above that. Because the community is decades old, condition varies widely between an original-finish home and a recently renovated one, and that gap is where most of the pricing spread comes from.

Amenities and daily life

The lodge anchors everything: indoor and outdoor pools, a fitness center, a library, meeting and hobby rooms, and a full schedule of activities. Outside it there are tennis and pickleball courts, bocce, walking paths through the woods, a par-3 golf course, and the community pier with slips and kayak storage on the South River. Practical life is easy here, too. Annapolis Towne Centre, the Westfield Annapolis mall, and the Anne Arundel Medical Center campus are all roughly ten minutes away, and Route 50 is close for family visiting from Washington or the Eastern Shore.

Who it suits

Downsizers who want to stay in the Annapolis area rather than relocate to a retirement destination. Many buyers here are moving from a large Annapolis, Severna Park, or Davidsonville house and want the social calendar and water access without the maintenance. Age rules apply: at least one resident must generally meet the 55+ threshold, and there are limits on younger occupants, so families looking to buy for a parent should read the association's occupancy policy before making plans.

Put your daily routine on the floor plan

When comparing Heritage Harbour homes, trace the route from parking to the kitchen, bedroom, laundry and outdoor space. Note any stairs, storage limits and maintenance tasks. Those practical details make a more useful shortlist than judging a home only by its total square footage.

Request the current property documents

Ask for the association documents and current charges that apply to the exact address. Clarify exterior maintenance, amenity access and any occupancy requirements with the responsible association. Do not use an old listing or a general neighborhood description as a substitute for the current property information.

Compare the home and its Annapolis setting

Use the Annapolis guide to broaden your research, then return to the individual property. Visit the nearby streets and try the trips you expect to make regularly. Bring questions about the home and your preferred routine to a conversation with Caprika so the next tour has a clear purpose.

A few things to know

Heritage Harbour questions we hear most

Have another question?
01Is Heritage Harbour strictly 55 and over?

It is an age-restricted community. Typically at least one occupant must be 55 or older and no permanent residents may be under a set minimum age. The exact rules are in the association documents, which we review with every buyer.

02Are there condos or only houses?

Both. Heritage Harbour includes garden-style condominiums, attached villas, and detached single-family homes, each with different fee structures.

03Does Heritage Harbour have water access?

Yes. The community has a pier with boat slips and kayak storage on the South River, which is rare for an active-adult community in this region.

04What do the fees cover?

A community-wide fee funds the lodge, pools, golf, and grounds. Condo and villa owners pay an additional association fee for their building or section. Amounts change annually, so we pull current figures for any specific home.
