What Admiral Reach is

Admiral Reach is a condominium community inside Harbour Gates, the cluster of apartments, townhomes, and condos along Admiral Drive on the northwest edge of Annapolis. It is not a waterfront address despite the name; the appeal is location and price. From here Route 50 is minutes away in either direction, the Westfield Annapolis mall and Annapolis Towne Centre are a short drive, and the Anne Arundel Medical Center campus is close enough that nurses, residents, and hospital staff make up a noticeable share of owners and renters.

More about the neighborhood

The buildings are garden-style, built around the late 1990s, with one- and two-bedroom units of roughly 950 to 1,450 square feet. Most have a balcony or patio, in-unit laundry, and an open living and dining area; upper-floor units get vaulted ceilings. Residents share a community pool and clubhouse-style common areas, and the grounds are maintained by the association.

Condos and price range

This is one of the more attainable ways to own an Annapolis address. One-bedroom units have recently listed in the low $300,000s, and two-bedroom, two-bath units in the mid to upper $300,000s, with turnover steady enough that a few units are typically on the market or under contract at any given time. Days on market tend to be short for well-priced units, particularly those with updated kitchens and baths. Condo fees cover water, exterior maintenance, the pool, and reserves; budget for them alongside the mortgage when comparing against a townhome elsewhere.

Daily life and commute

Everything about Admiral Reach is organized around convenience. Groceries, restaurants, the movie theater, and big-box shopping are within a few minutes, and downtown Annapolis and City Dock are about ten to fifteen minutes away for evenings out. Commuters get onto Route 50 without touching downtown traffic, which makes Washington and Baltimore reasonable drives and the New Carrollton rail connection reachable. The trade-off is that this is a busy, developed corridor: the neighborhood is quiet inside, but you are next to some of the most trafficked roads in the county.

Who it suits

First-time buyers who want Annapolis without a downtown price tag, hospital and Route 50 commuters, and investors who value predictable rental demand from the medical campus and the nearby office parks. If you want water access or a yard, look toward Annapolis's water-privileged neighborhoods instead; if you want low maintenance and a smart location, this is a strong option.

A few things to know

Admiral Reach questions we hear most

Have another question?
01Is Admiral Reach on the water?

No. Despite the nautical name, it is an inland condominium community off Admiral Drive. Its selling points are price and proximity to Route 50, shopping, and the hospital.

02Can I rent out a unit I buy?

Rentals are common in this community, but condo associations set their own leasing rules and can change them. We confirm the current policy in the resale documents before you commit.

03What do the condo fees include?

Typically water and sewer, exterior and common-area maintenance, the pool, trash, and reserve contributions. The exact figure varies by unit size and is disclosed in the resale package.

04Is there assigned parking?

Parking is surface lots shared by the community, generally unassigned. Ask about guest parking and any permit rules if you regularly have visitors.
