What Four Seasons is

Four Seasons at St. Margarets is a 55+ condominium community on Broadneck Place, just off St. Margarets Road on the Broadneck peninsula north of the Severn River. It is a compact, mid-rise community rather than a sprawling one: a handful of elevator buildings around a central clubhouse, built in the mid-2000s as part of the Four Seasons active-adult series. That format is the point. Every home is on one level, the elevator removes the stairs, and the association handles everything outside the front door.

More about the neighborhood

The setting is quieter than the address suggests. The community backs up to wooded land in the St. Margarets area, and while Route 50 and the Bay Bridge approach are five minutes away, the highway is not visible or audible from most units. Downtown Annapolis and the Naval Academy are roughly fifteen minutes across the Severn River Bridge.

Condos and price range

Floor plans are mostly two-bedroom, two-bath units in the 1,200 to 1,600 square foot range, often with a den, a balcony, and a garage or reserved parking space. Recent asking prices have generally fallen in the high $300,000s to low $500,000s depending on floor, view, and updates, which puts Four Seasons squarely between Heritage Harbour's condos and its single-family homes on price. Because the community is small, only a few units list in a typical year; buyers who want a specific floor plan or a top-floor unit should expect to wait for it.

Amenities and daily life

The clubhouse holds a fitness room, a lounge and gathering space, and the outdoor pool, with a resident-run social calendar that is active for a community of this size. Groceries and pharmacies are a short drive along Route 50 or into Cape St. Claire's shopping center, and the Anne Arundel Medical Center campus is about fifteen minutes away. Sandy Point State Park, with its bay beach and boat ramps, is the peninsula's signature outdoor spot and sits a few minutes east.

Who it suits

Downsizers who want true single-level, lock-and-leave living rather than a villa with a yard, particularly those with family on the Eastern Shore or in the Baltimore area who value the Route 50 and Route 2 access. It is also popular with buyers who keep a boat at one of the Broadneck marinas and want to be close to the water without maintaining a waterfront house. If you want a bigger footprint, a garage attached to the home, or a full slate of golf and pier amenities, Heritage Harbour is the natural comparison.

A few things to know

Four Seasons questions we hear most

Have another question?
01Is Four Seasons at St. Margarets age-restricted?

Yes. It is a 55+ community; at least one resident in each home must meet the age threshold, and the association limits younger permanent occupants. We review the current policy with every buyer.

02Are the buildings served by elevators?

Yes. The community is built as mid-rise elevator buildings so every home is single-level with no stairs required.

03Is parking included?

Most units come with a garage space or a reserved space, but assignments vary by unit and are recorded in the condo documents, so we confirm what conveys with any specific listing.

04How does it compare with Heritage Harbour?

Four Seasons is smaller, newer, and condominium-only, with elevator buildings and a compact amenity set. Heritage Harbour is much larger, older, and offers condos, villas, and single-family homes with golf and South River water access. Price ranges overlap in the middle.
