What Compass Pointe is

Compass Pointe is the residential community that grew up around the Compass Pointe Golf Courses, the county-owned 36-hole public facility on Fort Smallwood Road in Pasadena. Unlike a private country-club neighborhood, the golf here is open to everyone, which means the homes get fairway and pond views without the initiation fees. The community sits in the northern, more rural-feeling part of the Pasadena peninsula, with the Magothy River and Bodkin Creek shorelines a few minutes away in one direction and the Route 100 corridor in the other.

More about the neighborhood

Listings use two section names you should know. Cross Creek at Compass Pointe is the estate side: large custom and semi-custom homes on bigger lots, several of them approaching or exceeding 6,000 square feet with in-law suites, three-car garages, and pools. Greenspring at Compass Pointe is the more conventional side, with production-built colonials and ramblers on suburban lots. Both were built mainly in the 2000s and 2010s, so the housing stock is newer than most of Pasadena, where a lot of the surrounding neighborhoods date to the postwar beach-community era.

Homes and price range

Because Compass Pointe is a small, established community, active inventory is often just a handful of homes at any time, and there can be stretches with nothing on the market at all. When homes do list, Greenspring properties have typically traded in the upper $600,000s to $900,000s, while Cross Creek estates have listed from around $1 million to well past $1.8 million for the largest custom builds. If you are set on this community specifically, a saved search with instant alerts is the practical way to catch a listing before it goes under contract.

Location and lifestyle

Pasadena is the part of Anne Arundel County that faces the Chesapeake rather than Annapolis, and Compass Pointe reflects that. Downs Park, with its bayfront trails and fishing pier, is close by; the Magothy and Bodkin waterfronts hold a dozen marinas and community beaches; and Fort Smallwood Park sits at the tip of the peninsula. Daily shopping runs along Mountain Road and Ritchie Highway. For commuters the calculus is different from Annapolis-area communities: Baltimore and BWI are the near destinations, roughly 20 to 30 minutes, while Annapolis is closer to half an hour and Washington is a real commute.

Who it suits

Golfers, obviously, but more broadly buyers who want a newer, larger home with a quiet setting and do not need to be on the Annapolis side of the county. Cross Creek in particular attracts move-up buyers who would otherwise be shopping waterfront in Severna Park or Annapolis and prefer to put the money into the house rather than the shoreline. Families get Anne Arundel County schools and a lower-density, low-traffic neighborhood; the trade-off is that most errands are a car trip, and the peninsula's single main road can back up on summer weekends.

Separate the home from the golf offering

Compass Pointe Golf Courses in Pasadena publishes its own pass options and playing fees. If golf is part of your move, ask the course about its current programs and ask the seller separately what, if anything, comes with the property. A nearby golf course is not proof that homeownership includes playing privileges.

Look closely at the lot

Compare the outlook from the rooms and outdoor areas you expect to use. Ask about property boundaries, landscaping responsibilities, drainage and any recorded easements. Visit at different times if the surroundings matter to your decision; an attractive listing photo cannot show every part of day-to-day use.

Make the Pasadena comparison specific

Read the Pasadena guide alongside individual Compass Pointe listings. Keep the address, lot, floor plan, ownership costs and your own travel routes on the same comparison sheet. Water access and waterfront frontage are property-specific questions, not benefits to assume from a Pasadena address.

A few things to know

Compass Pointe questions we hear most

Have another question?
01Do I have to join the golf course to live in Compass Pointe?

No. Compass Pointe Golf Courses is a public, county-operated facility. Residents pay the same daily or seasonal rates as anyone else, and there is no club membership tied to owning a home here.

02What is the difference between Cross Creek and Greenspring?

Cross Creek at Compass Pointe is the custom-estate section with larger lots and larger homes; Greenspring at Compass Pointe is production-built single-family housing on standard suburban lots. Prices differ substantially, so filter by section when you search.

03Is Compass Pointe on the water?

Not directly. The community is inland on the peninsula, but the Magothy River, Bodkin Creek, and the Chesapeake shoreline at Downs Park and Fort Smallwood Park are all a short drive away.

04How is the commute?

BWI and Baltimore are the convenient destinations, generally 20 to 30 minutes. Annapolis runs about half an hour, and Washington is typically an hour or more, so this is a better fit for Baltimore-side or airport-area jobs.
